2. City tax
As required for all accommodation facilities in the Municipality of Rome, a city tax of €6.00 per person per day applies, for a maximum of 10 consecutive nights. Payment terms (included in the amount paid at booking, or settled during the stay) are communicated when the booking is confirmed.
3. Booking, payment and right of withdrawal
How to book. Choose your dates and number of guests and, where available, the refund plan and the way to pay. The total price shown before you confirm includes the stay rate, any extra-guest supplement, the cleaning fee and any supplement for the refund plan you chose; the tourist tax is shown separately and, when it is not paid online, is due on site.
Payment and confirmation. When online payment is active (card via Stripe, or PayPal) you can pay the full amount straight away: once the payment succeeds the booking is confirmed automatically and the dates are blocked. When online payment is not active you send a booking request: the dates stay reserved until the host replies; if the host declines or the request expires nothing is charged to you, and if the host accepts you receive the instructions and the payment link by email.
Advance payment and balance. When offered, you can pay just an advance payment up front: the booking is confirmed once the payment succeeds and the balance is paid later. The advance payment is part of the price paid in advance and is credited against the total price: it is not a confirmatory or penal deposit (“caparra”). Before paying you see the amount of the advance payment, the amount of the balance and the date by which it is due; the advance payment is set so as to cover what could be withheld, under the plan you chose, if you cancel before that date. The link to pay the balance reaches you by email on the due date, with reminders. If you have agreed with the host to pay the balance in person you still receive the link and may, for convenience, also pay online. If the balance is not paid by the due date, the host may contact you and, failing payment, treat the booking as cancelled by the guest, with the consequences set out in the plan you chose.
Refund plans. When more than one plan is available, choose the one you prefer: each has a possible price supplement and a refund scale, shown before you book. The plan you chose, with its supplement and its percentages, stays the plan of your booking even if the host later changes the plans offered, and appears in the emails and on the “My bookings” page.
Cancellation and refund. The applicable terms are those shown in the summary before you book and in the confirmation emails. You can cancel from the “My bookings” page up to and including the day of arrival, or by writing to the host. The refund depends on how many days remain before arrival at the time of cancellation: the highest threshold reached in your plan applies and, once the last threshold has passed, no refund is due. The percentage is the part of the stay price that is returned to you; the non-refundable part is withheld only from the sums you have already paid. The tourist tax, if paid online, is refunded in full. The refund is made to the same payment method used; credit times depend on the payment provider and your bank. No refunds are due after arrival.
Cancellation by the host. If the host cancels the booking or cannot make the accommodation available, you receive a full refund of what you paid.
Right of withdrawal. Under Article 59(1)(n) of the Italian Consumer Code (Legislative Decree 206/2005), the 14-day right of withdrawal for distance contracts does not apply to contracts for accommodation services with a specific date or period of performance; the cancellation and refund terms described above apply.
4. General house rules
To ensure a pleasant stay for all guests and out of respect for neighbours, guests are asked in particular to:
- Observe quiet hours, in particular from 10:00pm to 8:00am.
- Not organise parties or events inside the apartment.
- Not smoke indoors.
- Respect the maximum number of guests agreed at booking.
- Provide identity documents for all guests, as required by applicable public safety regulations regarding guest registration.
5. Privacy Notice (GDPR)
Personal data provided through the booking form or the contact form (first name, last name, email, phone, stay dates, any messages) is processed by the data controller solely to:
- manage the booking request, price calculation and related correspondence;
- process online payment through the payment service providers indicated below;
- fulfil public safety reporting obligations applicable to short-term rentals;
- respond to contact or assistance requests.
Legal basis for processing: performance of pre-contractual/contractual measures at the data subject’s request (art. 6.1.b GDPR) and compliance with legal obligations (art. 6.1.c GDPR). Data is retained for the period required by applicable tax and public safety regulations.
Payment providers (independent data controllers/processors): payment data does not pass through or get stored on the website, but is handled directly by Stripe and/or PayPal, according to their respective privacy notices. The guest is redirected to the chosen provider’s secure payment page.
You may request access to, correction or deletion of your data at any time by writing to us via the Contact page.
Customer account. When you book through the website we create an account with your email address, so you can view, manage and cancel your bookings from the “My bookings” page. For this purpose we keep your first and last name, email, phone number and the bookings linked to your account, only to manage our relationship with you and to meet legal obligations. Accounts whose password is never set, and that have no current bookings, are deleted automatically after 30 days. You can ask for your account to be deleted at any time by writing through the Contact page or to the reference email shown above; booking records are kept for the period required by tax and public-safety regulations.
Cancellations and payments. If you cancel a booking from your account, the booking stays on record as “cancelled” (dates, amounts and contact details) for the same purposes and the same period as the other booking data, because it is needed to handle any refunds and to meet legal obligations; “Remove from list” only hides it from your page. For online payments you are taken to the secure pages of Stripe or PayPal: their processing and cookies are governed by their own privacy notices.
Payments, account and service emails. To manage the advance payment, the balance, refunds and cancellations we keep the amount, date, method and reference of each payment (we do not keep card details: they stay with Stripe or PayPal) and we send you service emails: confirmation, balance link, reminders, cancellation and refund. The processing is necessary to perform the booking contract (Art. 6(1)(b) GDPR) and for accounting and tax obligations (point (c)); the data is kept together with the other booking data for the period required by tax and public-security law.
6. Cookie Policy
This website uses only technical cookies necessary for its operation (e.g. form security) and, unless replaced with locally hosted fonts, requests to Google Fonts to display the website’s typography. No profiling or marketing cookies are used.
7. Content and liability
The tourist information provided in the “Rome Guide” pages (opening hours, prices, addresses) is purely indicative and may change over time: we recommend always checking current opening hours and conditions directly with the venues or official websites listed.
